~~ACCESS STATEMENT FOR THE CARRS COTTAGE, PICKERING, NORTH YORKSHIRE
INTRODUCTION
We aim to accommodate the needs of all our guests at Hungate Cottages.
This is a summary of the facilities at The Carrs Cottage which is a two storey building. The decor throughout is neutral and all rooms are well lit through natural light and good electric lighting. The property has full central heating.

PRE-ARRIVAL
Hungate Cottages are located in the market town of Pickering – gateway to the North York Moors National Park in North Yorkshire. We are ideally situated for the North Yorkshire Moors, York and the east coast resorts of Whitby and Scarborough. ARRIVAL AND CAR PARKING FACILITIES
The Carrs Cottage is located at the north end of the site in an enclosed walled garden. Parking is in a level, gravel communal parking area. The access from the parking area is by following the path north from the Office for 14 meters and then turning right and up three steps 9cms high,14cms high and 13cms high respectively and through the gate 89cms wide turn left and there is a paved footpath to the cottage.
MAIN ENTRANCE
The property is accessed from the paved pathway via a gate 90cms wide through the walled garden which brings you to the main door. There are two steps down 92 cms wide, 21cms high and 46cms deep leading to the patio. The doorway is 77cm wide and up one step, 19cm high bringing you into the lounge with a step down 7cms high.
Lounge
The Lounge has a short pile carpet. There is one three seat sofa 42 cms high and two arm chairs 40cms high. There is a simulated gas coal effect fire, colour TV, a portable music system an occasional table, book case, sideboard, a standard lamp and two table lamps. A double glazed window overlooks the street and a patio door 162cms wide, 22cms high and 13cms deep overlooks the garden.
HALL/CLOAKROOM
There is a door 71 cms wide on the far left leading to the small hall and and a doorway on the left 71 cms wide opening outwards giving access into the cloakroom and down stairs toilet, The flooring is lino, the toilet is 43cms high, the wash basin 80cms high with a mirror above. To the right is the front door giving access to Hungate there is a step up 81cms wide 9cms high and 3cms deep the doorway is 78 cms wide with a step from Hungate 4cms high. Straight ahead is a door 73cms wide giving access to the dining room/kitchen.
KITCHEN/DINING AREA
The kitchen is located off the lounge and is accessed through a doorway on the left 71cm wide opening into the kitchen. The floor is tiled and the units are 90cm high. There is an electric oven (induction hob), fridge/freezer, dishwasher, microwave and washing machine. The room is lit by a window overlooking the garden. Adjacent to the Kitchen is the Dining Area accessed through an archway 135 cms wide and 90cms wide. The floor is carpeted, the dining table is 74cms high with a 57cms space beneath. There are four chairs 44 cms high. There is a standard lamp, a small side table, and a display cabinet 31cms deep, 126 cms long. It is 113 cms above the floor and 89 cms deep. The room is lit by a double glazed window overlooking Hungate.
The stairway to the first floor is carpeted and there are 13 steps, 79cm wide, 26cm deep and 17cm high bringing you onto a carpeted landing lit by a double glazed window overlooking Hungate.
BEDROOMS
The cottage has 2 en suite bedrooms – a twin and a double all with short pile carpeting.
DOUBLE BEDROOM
To the left is the double bedroom overlooking the garden accessed via a doorway, 71cm wide, opening into the bedroom. The bed is 53cm high and has bedside units with lamps. There are two built-in wardrobes and 3 – drawer unit with mirror above. Plus a chair 43cms high. The en suite bathroom is accessed by a door 64cms wide on the right as you enter the bedroom. The toilet is 43 cms high, the wash basin 83cms high plus a mirror above and shaver point. The entrance to the shower unit is 44cms wide with a step 22cms high.
TWIN BEDROOM
To the right a the top of the stairs is the twin bedroom overlooking the garden accessed via a doorway on the landing, 71cm wide, the beds are 55cm high and have a bedside unit and 2 lamps. There are 2 built in wardrobes, 3-drawer unit and 2 chairs 43cms high. There is a wash stand with mirror above dressing Table 75cms high with 70cm underneath and mirror above. There is a long mirror on the wall next to the beds.The carpeted en suite bathroom is accessed by a door 72cm wide. It is lit by a double glazed frosted glass window overlooking Hungate There is a bath, 54 cms high with mixer taps. The WC is 42cms high and the basin 82cms high with a mirror and shaver point above. The shower is 54cms wide with a step up 33cms high.
