ACCESS STATEMENT FOR HUNGATE GARDEN COTTAGE, PICKERING, NORTH YORKSHIRE

INTRODUCTION

We aim to accommodate the needs of all our guests at Hungate Cottages.
This is a summary of the facilities at Hungate Garden Cottage which is a two storey building. The decor throughout is neutral and all rooms are well lit through natural light and good electric lighting. The property has full central heating.

PRE-ARRIVAL
Hungate Cottages are located in the market town of Pickering – gateway to the North York Moors National Park in North Yorkshire. We are ideally situated for the North Yorkshire Moors, York and the east coast resorts of Whitby and Scarborough. ARRIVAL AND CAR PARKING FACILITIES
Hungate Garden Cottage has its own private driveway to the right of the property. We have ample parking to the front of the house, suitable for most sized vehicles on a gravelled area. If required, it is possible to park by a flagged area directly outside the house for unloading and then remove your vehicle to your parking area.

MAIN ENTRANCE
The property is accessed from a flagged pathway which brings you to the main door. There is a flagged ramp to the cottage and level access through the entrance doorway which is 71cm wide bringing you into the hallway.  There is direct access from here to the ground floor twin bedroom, WC and dining room as well as staircase to the upper floor. The floor in the entrance hall is tiled.

KITCHEN
The kitchen is located off the dining room and is accessed through a doorway 78cm wide opening into the kitchen. The floor is cushionfloor and the units are 92cm high. There are 2 ovens, a hob, fridge, freezer, dishwasher, microwave and combined washing machine/tumble dryer.

DINING ROOM
The dining room is accessed directly from the hallway via a doorway 77cm wide and is carpeted. The dining table is 77cm high with a 73cm space beneath. There are 10 dining chairs, all 49cm high and there is also a dresser and colour TV. There is direct access from the dining room into the garden to the rear of the property via a doorway 90cm wide.

LOUNGE
The lounge is accessed directly from the dining room via an archway 98cm wide and is fully carpeted. There is 1 3-seat sofa, and 1 4-seat sofa 38cm high, a 2-seater sofa 44cm high an armchair 43cm high and a further chair, 45cm high. There is an open fire, colour TV, occasional tables and lamps.

GROUND FLOOR WC
Accessed from the hallway via a doorway 78cm wide into this tiled floor room. The WC is 43cm high and the basin is 81cm high.

The stairway to the first floor is carpeted and there are 12 steps, 79cm wide, 24cm deep and 19cm high turning to the right at the top bringing you onto a carpeted landing.

BEDROOMS
The cottage has 5 bedrooms – 1 is an en-suite twin on the ground floor, the remaining 4 are located on the first floor. All of the bedrooms have short-pile carpet.

GROUND FLOOR BEDROOM
An en-suite twin bedroom accessed via a doorway, 78cm wide, opening into the bedroom. The beds are 59cm high. There is a built-in wardrobe, dressing table, 84cm high with a 67cm space beneath, 1 chairs, 43cm high, an occasional chair, 47cm high and bedside units with lamps. The en-suite wet-room is accessed via a doorway 78cm wide, opening into the room which has tiled flooring. There is a shower, basin, 71cm high and WC, 51cm high with left-hand-side transfer and grab rails. There is a mirror and light above the basin.

DOUBLE BEDROOM
A double bedroom accessed via a doorway, 70cm wide, opening into the bedroom. The bed is 53cm high and has bedside units and lamps. There is a built-in wardrobe and 5-drawer unit with mirror. There are 2 chairs, 42cm high and a basin, 78cm high with mirror and light above.

TWIN BEDROOM
A twin bedroom accessed via a doorway, 70cm wide, opening into the bedroom. The beds are 53cm high and have bedside units and lamps. There is a built-in wardrobe and 2 chairs, 43cm high. There is a basin, 78cm high with mirror and light above.

TWIN BEDROOM
A twin bedroom accessed via a doorway, 70cm wide, opening into the bedroom. The beds are 54cm high with a bedside unit and lamp between. There is a built-in wardrobe and 4-drawer unit with 2 chairs, 42cm high.

DOUBLE BEDROOM
A double bedroom accessed via a doorway, 70cm wide, opening into the bedroom. The bed is 57cm high and has bedside units and lamps. There is a built-in wardrobe, two 4-drawer units and 1 chairs, 40cm high.

BATHROOM
Accessed via a doorway, 71cm wide opening into the bathroom. There is a bath, 53cm high with shower over the bath. The basin is 78cm high with a mirror and light above and the WC is 42cm high. The floor is carpeted.

OUTDOOR FACILITIES
There is a large, lawned garden and paved patio to the rear of the cottage. The patio has a large table and 10 chairs.
