ACCESS STATEMENT FOR DANBYDALE COTTAGE, PICKERING, NORTH YORKSHIRE
INTRODUCTION
We aim to accommodate the needs of all our guests at Hungate Cottages.
This is a summary of the facilities at Danby Dale Cottage which is a two storey building. The decor throughout is neutral and all rooms are well lit through natural light and good electric lighting. The property has full central heating.

PRE-ARRIVAL
Hungate Cottages are located in the market town of Pickering – gateway to the North York Moors National Park in North Yorkshire. We are ideally situated for the North Yorkshire Moors, York and the east coast resorts of Whitby and Scarborough. ARRIVAL AND CAR PARKING FACILITIES
Danby Dale Cottage is located in an orchard setting with Glaisdale. Parking is on a level, gravel parking area. There is a step 63cms wide,14cms deep leading to the paved footpath from the parking area to the cottage.
OUTDOOR FACILITIES
The Orchard is to the rear with seating and tables.
MAIN ENTRANCE
The property is accessed from a paved pathway which brings you to the main door. The doorway is 74cms wide and up one step, 16cms high bringing you into the hallway which has tiled flooring. There is direct access from here to the ground floor WC, lounge and kitchen as well as staircase to the upper floor.
GROUND FLOOR WC
Accessed from the hallway where there is a white table with mirror above. There is a doorway 71cm wide into this tiled floor room. The WC is 40cm high and the basin is 84cm high with mirror and light above.
LOUNGE
The lounge can be accessed directly from the hallway via a doorway on the left 70cm wide. The room has a short-pile carpet. There is a 3-seat sofa 43 cms high plus 2 armchairs, 43cm high and a footstool 41cms high plus a small chair at the foot of the stairs 40cms high. The table in the corner is 72 cms high with 2 chairs 44cms high. There is a side board and two small tables one with lamp and a book case There is an open fire, colour TV and portable music system. The window overlooks the orchard.
KITCHEN/DINING AREA
The kitchen/Dining Area is located off the lounge and is accessed through a doorway 71cm wide opening into the kitchen. The floor is laminate and the units are 91cm high. There is an oven, hob, fridge, freezer, dishwasher, microwave and combined washing machine/tumble dryer. Adjacent to the Kitchen is the Dining Area. The dining table is 73cms high with a 60cms space beneath. There are six chairs 47cms high. There is a cupboard where cleaning materials are stored. The Kitchen overlooks the orchard and the Dining Area the courtyard.
The stairway to the first floor is carpeted and there are 14 steps, 78cm wide, 24cm deep and 19cm high bringing you onto a short pile carpeted landing to the left, it is lit by a velox light.. At the top of the stairs is a washstand with cupboard and a chair 43cms high.
SHOWER ROOM
On the left off the landing is a shower room with a door opening outwards 64cms wide. The WC is 43cms high and the wash basin 79 cms high with mirror above and shaver point. The shower doorway is 52 cms wide and the step up is 23cms high. The floor is laminated.
BEDROOMS
The cottage has 2 bedrooms – 1 twin and 1 double.
TWIN BEDROOM
A twin bedroom accessed via a doorway at the end of the landing, 71cm wide, the beds are 49cm high and have bedside units and 2 lamps. There is a built in wardrobe, 3-drawer unit and 1 chair 43cm high. The window overlooks the orchard.
DOUBLE BEDROOM
A double bedroom accessed via a doorway to the right on the landing, 71cm wide, opening into the bedroom. The “Four poster” bed is 66cm high and has bedside units with lamps. There is a built-in wardrobe and a 5 – drawer unit with lamp and mirror above. Plus 2 chairs 44cms high. There is a door 64cms wide accessing the en suite bathroom.
BATHROOM
The en suite bathroom is accessed from the landing by a door 71cm wide opening into the bathroom the floor is tiled. There is a bath, 53 cms high with mixer taps. The WC is 43cm high and the basin 85cms high with a mirror, lights and shaver point above. There is a chair 45 cms high. The bathroom is lit by a frosted glass window overlooking the orchard.
