ACCESS STATEMENT FOR BRANSDALE COTTAGE, PICKERING, NORTH YORKSHIRE
INTRODUCTION
We aim to accommodate the needs of all our guests at Hungate Cottages.
This is a summary of the facilities at Bransdale Cottage which is a two storey building. The decor throughout is neutral and all rooms are well lit through natural light and good electric lighting. The property has full central heating.

PRE-ARRIVAL
Hungate Cottages are located in the market town of Pickering – gateway to the North York Moors National Park in North Yorkshire. We are ideally situated for the North Yorkshire Moors, York and the east coast resorts of Whitby and Scarborough. ARRIVAL AND CAR PARKING FACILITIES
Bransdale Cottage is located in a garden setting behind Levisham Cottage and adjoining Farndale Cottage overlooking the courtyard and the Recreation Ground. Parking is on a level, gravel parking area off Recreation Road. There is a paved footpath to the cottage through a gate 92cms wide.
MAIN ENTRANCE
The property is also accessed from a paved pathway from the courtyard through a gate 74cms wide which brings you to the main door. The doorway is 75cm wide and up one step, 19cm high bringing you into the hallway which has tiled flooring and a table with mirror above. There is direct access from here to the ground floor WC and lounge/dining area.
GROUND FLOOR WC
Accessed from the hallway via a doorway 70cm wide into this tiled floor room. The WC is 43cm high and the basin is 76cm high with mirror above. There is also a combined washer/dryer
LOUNGE/DINING ROOM
The lounge/dining room overlooking the courtyard and the garden can be accessed directly from the hallway via a doorway 71cm wide. The room has a short-pile carpet. The dining table is 75cm high with a 58cm space beneath. There are four chairs 46cms high. There is a standard lamp in the corner next to the dining table. There is a 3-seat sofa 44 cms high and 2 armchairs both 40cm high. There is a colour TV, 3 occasional tables and a book case, and 2 lamps.
KITCHEN
The kitchen is located off the lounge/dining area and is accessed through an archway 175cm wide opening into the kitchen. The floor is tiled and the work top is 92cms high. There is an oven, hob, fridge/freezer, dishwasher and microwave.
The stairway to the first floor is carpeted and there are 13 steps, 81cm wide, 24cm deep and 19cm high, after five steps the staircase turns to the right bringing you onto a carpeted landing. Turning right to the
BEDROOMS
The cottage has 2 bedrooms – 1 twin and 1 double.
DOUBLE BEDROOM
On the right is the double bedroom accessed via a doorway, 71cm wide, opening into the bedroom. The bed is 53cm high and has bedside units with lamps. There is a built-in wardrobe. There is one chair 43cms high. There are windows overlooking the courtyard and the Recreation Ground.
TWIN BEDROOM
Straight ahead is the twin bedroom accessed via a doorway, 71cm wide and overlooking the Recreation Ground, the beds are 59cm high and have a bedside unit and lamp between the beds. There is a built in wardrobe, 3-drawer unit with mirror above and 2 chairs, 44cm high.
BATHROOM
On the right is the bathroom accessed through a doorway 71cm wide opening into the bathroom which has tiled flooring. There is a bath, 55cm high with a shower with mixer taps above the bath. The WC is 42cm high and the basin is 88cm high. There is a mirror and shaver point above the basin.
OUTDOOR FACILITIES
There is a small, lawn and garden to the front of the cottage with a table and seats.
