ACCESS STATEMENT FOR ROSEDALE COTTAGE, PICKERING, NORTH YORKSHIRE
INTRODUCTION
We aim to accommodate the needs of all our guests at Hungate Cottages.
This is a summary of the facilities at Rosedale Cottage which is a two storey building. The decor throughout is neutral and all rooms are well lit through natural light and good electric lighting. The property has full central heating.

PRE-ARRIVAL
Hungate Cottages are located in the market town of Pickering – gateway to the North York Moors National Park in North Yorkshire. We are ideally situated for the North Yorkshire Moors, York and the east coast resorts of Whitby and Scarborough. ARRIVAL AND CAR PARKING FACILITIES
Rosedale Cottage is located in a grassed courtyard setting with five of our other cottages there are communal tables and seating. Parking is on a level, gravel parking area. The access is from the drive and then there is a paved footpath to the cottage.
MAIN ENTRANCE
The property is accessed from a paved pathway which brings you to the main door. The doorway is 70cm wide and up one step, 19cm high bringing you into the lounge.
LOUNGE
The Lounge has a short pile carpet. There are two three seat sofas and two arm chairs all 44cms high. There is a footstool 28cms high. There is an open fire, HD flat screen TV, occasional table, lamps and a DAB radio.
Farndale Cottage
There is a communicating locked door into Farndale cottage 79cms wide with a 14cm step. This is kept locked unless the cottages are being shared.
Cloakroom and down stairs toilet. There is a doorway 71cms wide off the lounge leading to a small cloakroom and cleaning materials store with lino flooring. There is direct access by a 71cm door to the ground floor WC 42 cms high, wash basin 85 cms high with a mirror above and again lino flooring.
KITCHEN/DINING AREA
The kitchen is located off the lounge and is accessed through a doorway 71cm wide opening into the kitchen. The floor is tile and the units are 92cm high. There is an electric oven, gas hob, fridge/freezer, dishwasher, microwave and combined washing machine/tumble dryer. Adjacent to the Kitchen is the Dining Area. The dining table is 77cms high with a 57cms space beneath. There are six chairs 43 to 46cms high.
The stairway to the first floor is carpeted and there are 13 steps, 82cm wide, 24cm deep and 19cm high turning to the left half way with a short landing bringing you onto a carpeted landing.
BEDROOMS
The cottage has 3 bedrooms – 1 twin and 1 king, and 1 twin which can be converted to a superking all with short pile carpeting.
KING BEDROOM
A double bedroom accessed via a doorway, 71cm wide, opening into the bedroom. The bed is 56cm high and has bedside units with lamps. There is a built-in wardrobe and 4 – drawer unit. Plus 2 chairs 44cms high.
TWIN BEDROOM NO1
A twin bedroom overlooking the yard accessed via a doorway on the landing, 71cm wide, the beds are 52cm high and have bedside units and lamps. There is a wardrobe, 4-drawer unit and 2 chairs 46cm high. There is a Dressing Table 75cms high with 70cm underneath and mirror above.
TWIN BEDROOM NO2
A twin bedroom to the rear, lit by a Velux window accessed via a doorway on the landing, 71cm wide. The beds are 60cm high and have a bedside unit and lamp. 1 chair 48cms high. Upon request the beds can be joined together to make a superking. There are two built in wardrobes
SHOWER ROOM
Accessed from the landing through doorway 72cms wide, there is a step into the cubicle 17cms high the shower cubicle is 52cms wide. The floor is tiled.
WC
There is a toilet 42 cms high accessed from the landing with a door 71cms wide. There is a wash basin 81cms high with a mirror above.
BATHROOM
The bathroom is accessed from the landing by a door 71cm wide opening into the bathroom which is tiled. There is a bath, 54 cms high with a shower above the bath. The WC is 44cm high and the basin 85cms high with a mirror and shaver point above.
