ACCESS STATEMENT FOR ELLERBECK COTTAGE, PICKERING, NORTH YORKSHIRE

INTRODUCTION

We aim to accommodate the needs of all our guests at Hungate Cottages.
This is a summary of the facilities at Ellerbeck Cottage which is a two storey building. The decor throughout is neutral and all rooms are well lit through natural light and good electric lighting. The property has full central heating.

PRE-ARRIVAL
Hungate Cottages are located in the market town of Pickering – gateway to the North York Moors National Park in North Yorkshire. We are ideally situated for the North Yorkshire Moors, York and the east coast resorts of Whitby and Scarborough. ARRIVAL AND CAR PARKING FACILITIES
Ellerbeck Cottage is located in a garden setting along with our other cottages. Parking is on a level, gravel parking area. There is a paved footpath from the parking area to the cottage.

MAIN ENTRANCE
The property is accessed from a paved pathway which brings you to the main door. The doorway is 70cm wide and up one step, 19cm high bringing you into the hallway which has tiled flooring. There is direct access from here to the ground floor WC, lounge and kitchen as well as staircase to the upper floor.

GROUND FLOOR WC
Accessed from the hallway via a doorway 70cm wide into this tiled floor room. The WC is 43cm high and the basin is 76cm high.

KITCHEN
The kitchen is located off the hallway and is accessed through a doorway 76cm wide opening into the kitchen. The floor is cushionfloor and the units are 89cm high. There is an oven, hob, fridge, freezer, dishwasher, microwave and combined washing machine/tumble dryer.

LOUNGE/DINING ROOM
The loung/dining room can be accessed directly from the hallway via a doorway 71cm wide and from the kitchen via an archway 86cm wide. The room has a short-pile carpet. The dining table is 76cm high with a 72cm space beneath. There is a bench style seat, 51cm high and 2 chairs, 44cm high. There is a 2-seat sofa and 2 armchairs, 44cm high as well as a foot-stool, 43cm high. There is an open fire, colour TV, occasional table, lamp and portable music system.

The stairway to the first floor is carpeted and there are 13 steps, 83cm wide, 24cm deep and 19cm high bringing you onto a carpeted landing.

BEDROOMS
The cottage has 2 en-suite bedrooms – 1 twin and 1 double.

DOUBLE BEDROOM
An en-suite double bedroom accessed via a doorway, 71cm wide, opening into the bedroom. The bed is 59cm high and has bedside units with lamps. There is a built-in wardrobe and 3-drawer unit. The en-suite bathroom is accessed through a doorway, 71cm wide, opening into the bathroom which has wooden flooring. There is a shower cubicle with a 15cm step into the cubicle through a doorway 68cm wide. There is a free-standing bath, 60cm high, WC, 44cm high and basin 83cm high. There is a mirror above the basin.

TWIN BEDROOM
A twin bedroom accessed via a doorway, 71cm wide, opening into a small hallway with direct access to the bedroom and bathroom. The beds are 52cm high and have a bedside unit and lamp between the beds. There is a wardrobe, 4-drawer unit and 2 chairs, 42cm high. The en-suite bathroom is accessed through a doorway 71cm wide opening into the bathroom which has tiled flooring. There is a bath, 54cm high with a shower above the bath. The WC is 43cm high and the basin is 84cm wide. There is a mirror and light above the basin.

OUTDOOR FACILITIES
There is a large, lawned, communal garden to the front of the cottage.
